If a house sold for 35% more than a year ago, all the homes in the area pay an increase of 35% in property taxes. If your property taxes were $4000 last year, now they're $5400 this year. That's as simple as I can make it for you.

Yes, but if 2 houses in the neighborhood sell for double the price I paid a few years ago, we don't want to pay for those idiots who overpaid. People who aren't interested in selling don't care about the "property value" that has increased due to bidding wars and low inventory.

Property taxes pay for local roads, schools, fire dept, police dept, etc. Taxes deducted from pay go to the federal government.
