@skiprockjr.6881 When you purchase a property, it can be surveyed and they'll put stakes where your property lines are. That won't include sidewalks because that property had been seized by the government to install them. An easement is still you're property and it's to allow access to powerlines and things. You can even put a fence on it, but the company can destroy it to gain access without punishment or permission. Unless that homeless person is employed by one of those companies and is there to service their lines, they are legally trespassing. Edit: I really have no idea how you think the easement doesn't still belong to the property owner and it's open for squatters. That's what homeless people trying to live on your property are, squatters according to the law.

It doesn't go up by that much. Plus there's a big difference in what the asking price is and what people will actually pay. The asking price for our house was $220,000. We paid $180,000 because it needed work. That ended up being the appraisal value meaning they were asking way too much. Appraisal is based on area (convenience, school district, etc), square footage, and condition. What another house sold for has very little influence over it. That's why you'll see people back out of a purchase or renegotiate after an appraisal is done. Edit: An appraisal is required for financing because that's all that will be lent meaning anything over that, the buyer has to pay upfront. Some loans will allow for a small amount to be added for needed repairs, but those have to be submitted with the inspection.
