List prices are going up due to delusional sellers. Where are sold prices going up? Median is not a good indicator because that could just mean that buyers of small homes are priced out. We need to compare cost per sq ft.

@poqbum lol. Compare buying a home to what he would have made if he put into the SP500 and sold in March of this year? Stocks are almost always better than RE as an investment. Maybe you are "Wasting money on a house". Most people live "smaller" when they rent vs owning. Home owners almost always lie about what the true cost of home ownership is. It is completely useless to listen without receipts.

@HappyPenguin75034 Smarter? How can you judge this? Dude might have a killer portfolio for all you know. RE is a REALLY bad investment long term for most people.
