In fact, it's very weird you're saying this, because I'm almost positive if I go dig for some old text books, I can find financial examples of borrowing money at xyz percentage, placing it back in the bank at a lower percentage, and using that money as collateral, for a trade, which yields higher than the initial borrowing rate. I swear, a lot of you didn't actually learn things in school. You just passed the class.
Took me a moment to realize, I'm literally doing a similar trade, I just have layered a lot on top.

In fact, thinking about this situation for a bit, given the numbers presented, I'd still make MORE than 9%+ yield, given a 4.25%(i don't think you can get 4.75%, latest rates are 4.27) so, why would I not borrow? The thing is, when you get into your mindset, you lose creativity. Lol. Finance is not just numbers. It's artwork. And so many of you don't understand the art of finance, so you'll never be able to play the game. You in fact refuse to acknowledge, there is a game, or art that can be done. So many of you just see the numbers as absolutes, numbers are art.
