  1. 350*12= 4200. Covers the property tax increase plus 1200 a year if solar and battery can fill your needs. Also, if you can sell energy back, that's big too. This of course assumes you are able to get solar to cover you completely. I know you don't use ac all the time, but I expect energy prices to go up massively. At least 3x over the coming years. We aren't remotely prepared to do this transition. I'm reviewing energy stocks for my portfolio. I couldn't care less about ESG, if it makes me money, I buy it.
