  2. Rents lag home prices typically. Due to "contracts". And rent lags housing prices when home prices go down... or decouple from home prices at time when there is a rush for persons to buy homes and not rent.

  3. Rents went up last year along with home prices... and homes are still elevated... while rents have only gone up and up not decline at all. Rents are becoming extreme as last years housing bubble. My rent went up... just 3 years ago paying 786 for this chicken shit small 2 bed 1.5 bath apartment, now paying 1,200 a month. Nearly double. Fuck you for not understanding rents are still going up... so their owner equiv rent was never captured last year 2021. CPI never shown the rents going to the moon last year... and still going to the moon this year. One guys rent went up from 1,100 to 1,500 $400 increase at an apartment complex. Another boss of mine his rent for 3 bedroom home went from $2K last year from 1,5K in 2020... in 2022 he's now paying 3K. You guys are lost in outer space... the real economy rents have only gone up... no reprieve. None. You're all lost in outer space.
