  1. For individuals I agree. For big companies I wouldn't be so sure. I'm civil engineer myself, and I can find properties sold very low price because of legal and engineering issues that I can solve way more easily than the average person. Also for psychological issues: it is way easier to save 500 euros per month to pay your mortgage than to put aside the same amount to invest in stocks.

  2. It's one thing to own your house, a totally DIFFERENT thing to invest in real estate as company. He still believes that buying a house, especially with a morgage is one of the best investment anyone can make. So you are talking about very very different things.
