The motive clearly was not theft, so it certainly wasn't a 'property crime' - no one stabs four people to death to steal the humble belongings of a few penniless students!
However, it's ridiculous to conclude as the bearded lawyer does @ 12:23, that the motive was not a sexual one, just because the victims were not sexually assaulted. The victims are three females and one male. The target was not the male - this was a rage killing against females, and the reason for that is almost certainly sexual rejection. Therefore the motive was sexual. A murder victim does not have to be raped/sexually assaulted, for the crime to have a sexual motive at its heart.
Three things you can bet on here: 1/ The perpetrator is a male 2/ The perpetrator has a personal relationship/was known to at least one of the female victims. 3/ The killer experienced/perceived he experienced sexual/romantic rejection from one of the females he murdered.
Two of the women killed, Madison (21), and Xana (20), worked as waitresses at a local Greek restaurant. That's another environment in addition to the University campus, that must be investigated as a potential source of motive and killer. Did a restaurant patron become obsessed with Madison or Xana, and be knocked back on making sexual advances? I believe a strong motive must exist to explain such a violent crime scene, and strong motives mean a strong suspect. Police will make an arrest for these murders very soon.
