Materials costs have increased significantly and with a slow down in the housing market with prices in some areas actually falling there is little incentive for developers to build. The situation could get a lot worse.

In her situation I would be doing the same. Landlords that have significant equity in their properties or own them outright can still make a decent living. The rent a room scheme is a very good way of increasing your income tax free to offset increased mortgage costs.

There is no magic bullet and in the current climate little incentive for developers to embark on large building projects. Part of the problem is that most people want to live in the most heavily populated places in the country rather than areas that offer much better value for money.

True, a lot of older people own their homes outright and those that have small mortgages and can easily absorb an increased repayment. The current situation hits the young especially hard.

Stamp duty is rather like fuel duty, it's so easy to collect. Due to a divorce I have paid over £66,000 in Stamp duty in the last 5 years and that really hurts !

The UK has had for many years a shortage of houses, even if a few landlords sell up it will make little difference. The price of anything is determined by supply and demand, property is no different.
