  2. Wrong, prices will stabilise as people get used to higher interest rates and then rise again. With such a shortage of housing stock, Its a non brainer. Rents will increase at a higher rate due to a reduction in renting stock. Land will become even more expensive which is why my new house sits in 2 acres !
