  3. There is still a housing shortage and that's not going to change, only get worse if builders are reluctant to build. Rents will inevitably increase.

  4.  @leslievincent20  I know its not what you mean't but new builds won't be happening if developers are reluctant to build and it will only exacerbate the shortage of available houses. Renting will also become more expensive.
