  1. The recorder of deeds is not at fault. Their job is to see if the document conforms to the necessary legal standards, such as wording and if all necessary information is present. They are not to investigate a deed. If a improper deed is filed, a simple quiet title action is all that is required, something lawyer should have known. I can't speak to Missouri, but such actions are quick here in California.
