Yep. Tried selling a property in Florida recently and the first, really quick offer is a builder who starts talking about septic tank lines being over property lines and it'll be expensive to sort out and they made a low offer and the realtor backed them up. My wife confirmed this was bullshit. Needless to say, we didn't take the offer and fired the realtor (who we believe was in cahoots with the builder). Got another realtor and we're selling for pretty much what we were expecting. It's important to remember that realtors make their money from selling houses and are typically more interested in volume than making sure you get the tip-top price (and may have other incentives also).

@glorgau Important to remember that it's quite easy to become a realtor so it's not like it has to be a calling or anything. Thinking about it, it's something where an online service that facilitates "for sale by owner" could really be disruptive.
