  2. I think he should consider a small shopfront for dealing with customers and then set up the actual work area in a cheaper warehouse somewhere not too far away.

  3. Big cities like NYC are probably an anachronism. Modern technology means that you don't see the same benefits of having so many people working in the same area. This is why people are fleeing in droves. NYC is now past the point of diminishing returns. Possibly even in a death spiral (though probably won't die completely). Many floors in the WTC were empty even back in 2001.

  4.  @ZNotFound  Fair enough. But he probably needs to put a price on that convenience. Not to mention he's branching out into stuff where that wouldn't apply.

  5.  @dev0random  I'll give you engineers. I would include landlords in what I said though. Not that I am against landlords but it seems that they often charge so high that rent is often a big part of the reason some good businesses fail (not that good business can't fail anyway but even where I am, rent for retail spaces is crazy (not as crazy as NYC but that goes without saying))
