  1. Rare L from More Perfect Union. Rent control is well-studied at this point. It does have some short-term positive effects with reducing displacement, but on its own, ultimately decreases housing growth, increases long-term rents, and decreases housing stock quality. Rent control reacts to a symptom of the housing crisis, but does NOT address the actual root cause of the housing crisis.

Now Norfolk Southern is embarking on a merger with Union Pacific to create a massive railroad giant that makes up 43% of the railroad market, and the Trump Administration will likely do nothing to stop it because Trump has been on a mission of massive deregulation. If governmental action is not taken to require higher safety standards and punish offenders, then these incidents will only keep happening.
