  1. people will not spend their money in these old neighborhoods and neither will investors. Some old neighborhoods in Memphis charge over $1800. a month rent for houses similar to these, that have been maintained. There is no trash in these streets either. This appears to be South Memphis. Nothing much happening there. East Memphis is another story. Value has held up and gone up.
