Nothing is perfect in its purest form. Capitalism is a great engine, but without control it will run amok. Housing bubble in the US was a combination of different US specific rules and regulations that allowed it to happen. For example - in the US the banks only have the house as collateral vs. the debt you take on the property. Meaning, if the house is suddenly worth less than the loan, that's now the bank's problem. In other countries, you are personally responsible for the debt. Meaning that you will have a problem, if your property suddenly becomes worth less than the loan, because the loan follows you personally, and not the house. Small differences in the laws makes all the difference.

@theylied1776 - any given system will have loopholes that people will try to find in order to make money. Governments make the rules and thereby the loopholes. Cooperations try to bend the rules and exploit the loopholes. In other words, it takes two to tango.

@theylied1776 - yes, but all laws have loopholes. Exactly what they are and how to exploit them varies. And of course the consequences varies. When the system also has laws that allows for buying influence in making loopholes, then you have a shitshow waiting to happen.
