Regarding to landlord, it depends on whether they are a corp with shady accounting cooking the asset values, forcing them to either default and swap their debt or they own the property out right and can tolerate less payment. Yes, default on mortgage may be cheaper than taking less rent from you. Welcome to capitalism, where most of the profit is fake and the business is in the fraud.

  2. This, my friend, is how accounting and financial engineering works. They need to stay up even if it means someone pay money to rent from a friend for a year, to let the loan pass through and they can borrow it to the max.
