  1. Also people are renting bigger places for work from home, so they need more space for the same family size and they end up sucking up lots of supply for the same number of people.

Average in this case really has no meaning, you have people who want to pay the extra space to work from home instead of going into office (even within the same city because they can save on childcare) or they are saving money from not traveling, or they are not making money from salary (stocks?), etc. Anyways, things can be short term instead of long term, and landlord may be giving up because they are not getting paid so they decide to do owner occupied instead of renting to a deadbeat not paying every month.

  4. Oh, for rent going up on average it could also means people moving away and the landlord remodel then rent at a higher price too, it may not be apple to apple comparison.
