You can run some business out of homes in a single family area. Depends on the business. Mostly it’s a traffic/parking thing.

In my Chicago neighborhood there were shops next to houses. Most of them close din the 1980’s. This set up didn’t stand the 2 car family trend and the schools often closed or became overcrowded due to demographic changes. More young families, less young families, less Catholic or Jewish households so the public school would be overcrowded cause those students not in faith based school. Then people were made about overcrowding or having to travel farther for a school. I’m in the suburbs. There is a clear defined area for most residences and commercial areas being separate. This also allows for schools to be properly used and you can predict better how many students will need a spot and not overcrowded or needing to close. They have neighborhoods only for 55 and up even with better taxes. And parking is great. Only thing is public transit is terrible. There is a bus more of a service but that takes eons and it more complicated than going to a sign and know a bus will be there every 15 minutes taking you to several essential services. I would not want to live next to anything other than a home similar to mine.
