I'd be open to considering that, but I doubt that's the chief reason. That frequently becomes the cop out used by naysayers when the chief reason is the government's unwillingness to regulate the private market so that more low and middle income housing is created. Seems like developers only want to build luxury housing, well that market is tapped out, there's only so many rich people. So then what?

App fees are $150??!? That's appalling. $35 is standard here. That's extreme usury-level rates. I'm really sorry Mary. I hope it works out. God bless your old landlord for being one of the few decent ones. This is why fair rent control is so necessary and I know just how it should be done! Rent should be either 1) never any more than 25% of one's income OR 20% over the owner's mortgage, whichever is more; OR 2) a seperate negotiated amount agreed to by both parties AND 3) rent increases can not be more than 3% in any 12-month period on pre-existing renters 4) new owners CANNOT raise rents on low-income, senior, disabled, or subsidized tenants and CANNOT raise overall rent on standard tenants more than 15% within the first 12 months of new ownership, and only if previous requirements are met. Maybe I'll tweak those in the future but anything less than the above does not protect tenants!

@dude999642 Well maybe not every last aspect but it's the main one. From slavery to Jim Crow to murderous race riots like Tulsa to housing discrimination and redlining to police targeting to the MOVE bombing (domestic terrorism thanks to govt groups) to a corrupt justice system to mass incarceration which continues today and is intentionally targeted at POC. It's a pretty bad history. It may not be pleasant information but it's the truth. I'd like to see all high schools have an accurate black history class provided in the curriculum for juniors and seniors.

Apparently where I live in San Diego, we have the highest COL and rent amounts compared to wages in the nation now. I just saw an article about it. I'm sure other communities are hot on our tail tho. A few simple regulations could fix all this in an instant- as I told Mary, and I've already laid them out. @maryhackney3545 wow! Didn't know those specifics. The last 20 years has been absolutely deadly for the lower middle and working classes. Well the lowest incomes have always gotten screwed the most, but it seems like things really hit serious overdrive starting around 2000. On the first point of hurricanes it shocks me that the government does not require itself to rehouse victims of natural disasters. They really do nothing for the people and yet there are STILL people, because they've been more fortunate than some, who want to claim this is the 'greatest country in the world', clearly not knowing any better, and allow themselves to feel patriotism and a misplaced sense of pride. Some of them joined the military because of it. It's a damn shame. Relying solely on the private market to help stricken families rebuild and put their lives back together after destructive natural disasters is madness. That should be either 100% government's job OR they should fill in the gaps when the private market abandons its responsibility for profit reasons.

@maryhackney3545 entities like Black Rock need to be banned or regulated into oblivion. Of course it won't happen unless completely different people gain public office, but this can't go on. The govt is allowing these parasites to create mass unaffordable housing in front of our eyes. I will add to my earlier rent control limits, that 100 units, meaning 100 separate apartment units, not 100 separate complexes, should be the absolute maximum that any real estate entity should be allowed to own it any one time. For single family homes it should be 25-50. That should put the kibosh on these kinds of mega-landlords. I'd prefer it be less but, I don't think that would go through, so I would accept 100. But without limits this nonsense will continue.
