Do you understand how much a blunt tool the cash interest rate set by the Reserve is. Yes higher rates make paying a mortgage loan more expensive but it makes it harder for businesses to loan money for investments and generally make everything more expensive hence why higher rates slow the economy. It is simplistic to suggest the Cash rate is the sole reason why house prices increased significantly over the last two years.

If bank A raises its interest rate on home loans in isolation all its customers are going to go to bank B, hence why mortgage rates are heavily tied to the Reserve cash rate. Why are we going to lose? Anybody with money in the bank is an immediate winner.
