  1. 1-Suburbs cannot be fixed, but they must be left to fix themselves at their natural pace. 2- Suburbs must be weaned from the externality of road maintenance cost. When they start paying for ALL that tarmac, they will densify and bring in public transport very quickly 3- governments that create the problems with zoning laws and tax revenue seeking MUST NOT have a say on newer communities, nor in fixing older ones
