The problem is that no one wants a 900 sf ft home about 15-20 miles away from the city... everyone wants a 2,700sf ft home, near center city. This is in part due to local city councils create zoning laws and limiting number of permits. The reality is there's plenty of space, and developers could build homes for $300K... but nope, zoning and artificially limiting of new home construction permits creates a housing shortage. The city council would prefer to have 10 $1 million dollar homes vs 40 $250,000 homes.

@katydid2877 There are three things to know about real estate... it's location, location, location. Everyone wants to live in the same high demand area (city, neighborhood, etc)... and thus it drives up pricing. Further exacerbating the issue is that people now skip the "starter" home... and basically buy into what has historically been a 2nd or 3rd/forever home. There's generally no shortage of homes, it's just a shortage of homes in areas where everyone wants to live thus driving up prices to crazy levels.
