$40 per night is about $1200 per month. If I was renting it, I wouldnt pay more than ¥80,000 per month. It's also old fashioned and needs modernisation.

The apartment looks tired. I wouldn't trust the microwave. The size is ok, and I love the location. Not sure why you'd need a washing machine in the apartment when there are washing machines downstairs. The machines are very cheap to use. I think I'd use a futon rather than a bed, as you can hang it up on the balcony during the day, if it's not raining. I'd definitely have a small chair and table on the balcony, and a couple of plants.
