Your realtor should do this for you ( if you use one) .... if they don't you know you got a bad one. ( actually they should verify before the closing and change locks)

@Garth2011 it's about verification of vacancie and its preservation before funds are transferred. ..... and to make sure no one took anything they weren't entitled to. ( like the AC)

@P_RO_ I'm in Florida and it seems kind of dumb if you don't get a buyer agent and make them split the commission. Most people think that a buyer agent should find them a house while it is so much more important to find one that insures the transaction happens the way the buyer feels comfortable with. ...... but that's why you hear of all these scams and lawsuits especially if you hire your hairdressers husband that also has a handy man service. ( I have solar real-estate in multiple countries for a long time.... until I got sick of American customs before the financial crisis ..... saw that thing coming a mile away)
