Grady Broyles — Yes, But you are talking ZONING rules, not cost of housing. They are two different things. Think of it this way... You own a laundromat that the city values at 4 million, and you pay property and income taxes on. I would guess that 20 years ago, a laundromat was a viable business, now... not so profitable. This is America, you must adapt or your business will go under. So you look st your options and realize the best or only option is convert the property to housing, there is a high demand and you can sell or rent the units. You jump through all the hoops, and even the community is PLEADING for more housing, the community fights him at every step, because the housing would be higher than what the poorer community people can or want to pay. Your logic says "Just require him to make more affordable housing." But housing is a profit and loss business. Land+construction+interest+utilities costs all combine to equal a value, divide that by the number of units to sell and/or rent and you get the amount you need to either make your money back, or rent the units for to make your money back over the long term. Clearly there is more profit to be made by converting the property to housing than as a laundromat, or the guy wouldn’t have spent a million bucks on this. But you are missing the point, this business owner doesn’t control the price, and the city has zero right to say no... UNLESS they are willing to help him decrease his costs. The locals WANT more housing... but want it cheap. While McDonalds has some low priced items, the have to keep their lights on. Can you go into a restaurant and say, $11.99 for a burger, fries and a coke? No way, you have to sell that to me for a buck because that’s all I have. They will tell you to leave or they will call the police. Housing costs what it costs because that guy has a right to make money, if you can’t afford it, don’t buy it.
