I would say that there's a lot of variation between different lifestyle centers. Around Washington, DC, some of these are indeed just outdoor malls (Fairfax Corner), others are trying to be something more like an actual main street (Downtown Silver Spring, Mosaic District), with some falling in-between (Reston Town Center). They’re all fairly car-oriented though with tons of parking, though in the last three I mentioned it’s done using parking garages instead of giant surface lots. Silver Spring has metro subway access, and Reston Town Center will be getting metro soon. Fairfax Corner may have it sometime in the more distant future if the orange line metro is extended. All of these developments have some residential units (usually fairly pricey ones) and not a ton of street life, with the possible exception of Silver Spring (which, when compared with the other three, is fairly close to the actual old main street of Silver Spring instead of being in a greenfields location.). I think the potential exists for these areas to grow beyond what they are now and become something more like organic main street communities, especially if more residential is incorporated and the initial developer decides to divest from property management at some point.
