  17. @martylewis8424 have you done the math on that 40-year loan? The monthly payment does not drop much going from 30 year to 40 year mortgage. It is now much less expensive to rent until the home prices drop significantly. You clearly were not yet a bill-paying adult during the last housing boom/bust cycle. Those who do not learn from the past are destined to repeat it.
