  8. if bought at all time high, owner also has a good chance of growing negative equity. Seems you were not yet a bill-paying adult 2004-2012 when plenty were underwater with negative equity and most of those underwater stopped paying

  11. back in 2005/2006 there was talk of 40 year mortgages being the solution to affordability and propping up inflated housing prices. I was younger and naive enough to believe it would likely happen but after the 2007/2008 downturn it was obvious that the 40-year mortgage was foolish and would not lower the monthly payment that much anyway
