You can tell a lot about the ROI from Zillow listings of condo associations. Look at an identical unit, see how valuations vary by renovation level. You can see in the upper quartile that people were lucky to return 30 cents on the dollar, if that work had been done recently. And in the lower quartile, minor upgrades like removing carpet and wallpaper would’ve been very profitable renovations. Those owners lost a lot of money for their laziness and/or haste. This also wildly depends on where you live. In the Northeast, we have a very decrepit housing stock, and well-cared-for homes stand out in a sea of garbage that boomers did zero work on for decades. Out west, 90% of homes were built within the last 20 years, so who cares if you renovated a kitchen? It’s not any more functional than the old one, and the original kitchen probably had more mass appeal without all your custom crap. Show me the roof instead!
