Ummm, those homes aren't, and were never, considered the "affordable housing" part of the project, ffs. And, the project now continues on, but defaulting to no property allocated for affordable housing. Chappelle didn't threaten to withdraw his money to stop the project altogether, only to stop the allocation of property to affordable housing.

@dabblerdeluxe775 Yeah, those $300+k houses weren't the "affordable housing" part of the equation. Those will still be built, and will now be the only ones built. He didn't show up to block the entire development. That had already been passed, before. He only showed up to block a proposal to allocate some of the property to affordable housing. He apparently didn't show up to argue the land sucked, and that they should donate better land for affordable housing. Just to stop it.

@beezusHrist Nobody knows what the price of the affordable housing would have been, only that property would have been allocated to it. The only prices given were for the non affordable units.

@dabblerdeluxe775 It's literally defaulting back to the original, no allocation for affordable housing, development plan, that was already approved. This wasn't a vote that could stop the development. All they did was stop the allocation of land for affordable housing. "Monday’s council vote doesn’t cancel the housing development. Instead, it means a previously approved plan for all single-family homes on the site can move forward."

@dabblerdeluxe775 They outright annexed land from the neighboring township, months ago, and already approved an original zoning plan in November.

@dabblerdeluxe775 You sound like the biased one. It sounds like, as long as they stick to code, they can go ahead with their original zoning plan ... "Village documents lay out a plan allowed under current zoning that includes 143 single-family homes that would start at a price point of about $300,000. Denise Swinger, the planning and zoning administrator for the Village of Yellow Springs, said Oberer will have to send their plan to her. Once she is done with her review for compliance, she said she will submit all materials and a memo to the village planning commission for a review that would check for conformance with the code and for infrastructure needs and compliance. The Planning Commission will approve on the basis of compliance, she said. “Oberer can submit a final plan as soon as they are ready, and that final plan goes to Planning Commission and to Council,” Swinger said. “Council cannot deny the plan unless they find that the plan is not in compliance with the zoning code.”"

But, he didn't threaten to pull his money, if the development takes place. That was already voted on, and he didn't show up to stop it. This was all about allocating some of the land for affordable housing. It literally defaults back to the original no affordable housing plan, which he didn't made a threat against. His only problem seems to be affordable housing.

@House_Husband_Romeo What does some hypothetical future price increase have to do with providing some affordable housing in the near future? How is zero affordable housing better?
1
@House_Husband_Romeo You only got the white right. There are zero houses there now, and the nearest housing isn't a low income area. This has nothing to do with gentrification. The town has already annexed land from a neighboring county. They already approved a prior zoning plan, in November. All you're saying is that you see no point in selling/renting any housing at a lower price, which makes no sense.
1
@kft590 They were already approved for a first zoning plan, in Nov. All the developer has to do is comply with the code, and there's no grounds to stop them. “Oberer can submit a final plan as soon as they are ready, and that final plan goes to Planning Commission and to Council,” Swinger said. “Council cannot deny the plan unless they find that the plan is not in compliance with the zoning code.” Dave's threat doesn't stop development. It only stops the development allocating land to affordable housing, and having some multi family homes. He's fine with just having $300+k single family homes.

Every rich person should be a different kind of rich person. The "prior plans" is the same development project, sans affordable housing.

@dabblerdeluxe775 Pretty sure the planning and zoning administrator is a voice out of Yellow Springs, and one that knows exactly how the process works.

@tacottogetherness7604 Nobody knows how much the affordable housing would have sold, or rented, for. It was simply a plan to allocate some of the property towards affordable housing. The only prices given were for the non affordable housing.
