  2. Its because they don't build Medium density houses anymore. Too many NIMBYs, too many council zone restrictions. Oh the Capital Gains waiver and Negative Gearing makes it worse, but really since the late 80s they just stopped building flats, townhouses and units in Australia, UK, USA, Canada, etc. Its 99% single family detached house, 0.9% high rise luxury apartments and 0.1% the rest. And today the Millennials and Gen Z are suffering the inevitable result.
