  1. I don't personally understand the reason for why zoning exists in the first place outside of separating residential areas from industry for obvious reasons such as noise, pollution and well ugliness. However outside of that it just feels natural to me that you can have a block of flats next to a house next to a kiosk next to a bar next to a house next to a grocery store next to an office etc. Or for businesses to exist in the bottom floors of ~3-10 floor blocks of flats.
