  2. "market forces" is a bullshit label for "rich property developers setting the market. And "consumer preference" means "of the shit choices we offer, and given the fact that people hate commuting these are the least bad choices". All of this will be obsolete soon enough. The more jobs decentralise, automate, and work from home, the less people will need to live in cities at all. People don't WANT to live in noisy, rude, densely packed, impersonal spaces - they HAVE to. The only reason the urban sprawl became less popular was traffic and commuting.
