  5. Banks won't give you floating rate mortgages anymore. A fixed rate always starts a bit higher than the current floating rate, but that is just to cover the cost of insurance the bank buys (unless you're SVB).

  9. I was under the impression all the banks went fixed-rate only after 2008. It's not necessarily a good thing because fixed are always priced higher than the current floating rate to cover the bank's cost of insurance
