There's no correlation between land property size and rent. The myth comes from how when cities grow usually developers buy whole chunks of land at a time to build apartment blocks.

I own a duplex. I got the place cheaply because the corporate fools in New York who owned the place didn't know what it was worth. I fixed a few small things and raised the rent when I got a rentor/neighbor and everyone was happy. When you say Wall Street guys are paying well above asking price, I see fools losing money not evil villains conquering the world.

@WrekkinM Really? Because given the timing of when this place hit the market I'm pretty sure the other guy was desperate for cash (it was a private equity firm during the summer of 2022). And I have been pretty lenient with the rentor given she hid the dog from me when the contract asked for a pet deposit and she's behind on rent. I fail to see any issue.

Most of us are better off renting a house anyway. Whether the landlord is some corporate goon or some local goon doesn't matter.

Warren Buffet himself says he doesn't even do rental properties because it tends to be a fair trade and he wants to be rich. Also, most of us are better off renting. Whether the landlord is a local asshole or a rich asshole makes no difference

Except there's nowhere in the world where that is so simply because lots of people own their own home. And I'm no lawyer but that might actually be an illegal monopoly anyway and any civil court would force the breakup of it. Even so, the existence of a monopoly generally doesn't effect the price, it simply makes the corporation more like a government who does as it pleases even if they're generally honest

Being a landlord is a lot of work. In fact, if you owned enough houses that you didn't need a regular job, you would be putting in 40 hours a week managing the houses. And since most people don't stay in one place for more than a decade.... @Redactedlllllllllllll

Dude, market volumes change month to month. THe idiot buyers are paying more for less because they all think they can beat the other guy to the punch. The winners are the sellers, and next spring there will be some new get rich quick scheme.
