  1. Respectfully, may I say you are a very intelligent man. I have looked at your video section and you were treated like a bug. the S. Ct. of NY can't find the law? They don't need to when they make it up. As far as the empty stores, you do shed light don't that, it's more than the banks not lending because the Fed told them to stop to slow inflation, including the prices for places on the ground. I have known about space remaining unrented for really long periods of time, but I always thought it was greed, the not take one penny less theory, that leaves a spot empty for extended periods. Today, however, in NYC, you got too many more factors, and they are not going to be fixed. I live in Jersey, so I pay attention to a lot going on in NYC. The governance of the state and city is for the bird, and everything they do is going to raise taxes and make things extraordinarily harder for the business class, you, to make it from one day to the next. I would ask why are you staying in a Democrat enclave? You be somewhere where the business class climate is favorable and there is no way you are going to convince me NYC is good for your business. As a side note, I have been an Amazon Prime member for a long time. When I buy something and have to return it, I get a label, box it up and send it back. No more. amazon is making you pay to return. OK, it isn't so much as having to pay, but it makes me not want to buy, not take a chance something won't work right, or be the wrong fit, why take a chance? So, my buying attitude has changed. Not even bringing up the issue of increasing the yearly fee to be a Prime member, they got so many hooks in me to use the services, I necessarily have to pay whatever the price or lose what I have acquired. I suspect this will be my last year as a Prime member. They have a negative labor situation that affects there services and they are unionizing everywhere and so prices will rise, and services will not improve. I already think it is not worth it. Jersey might be a good place for you. I have a guy in real estate who sold my house. He sends me industrial spaces all the time, and I have not seen anything like the prices there in NYC here in Jersey unless you are buying a gigantic warehouse with acreage. Perhaps it is time to consider a move out of the city, after all, it's a train ride away.
