if you don't want (can't - whatever) to pay rent then vacate the property. if it is as you say - the property doesn't bring you business - shouldn't be a problem to leave. and if it is as you say - landlord needs you where you are - use it as an argument in negotiations for free rent or be ready to say no and walk away.
