  1. Zillow says x amount for rent. I would rather rent at a rate (may or may not be market rate) that keeps the property occupied over 90% of the time. Preferably 100%. Any month that property sits' unoccupied is lost revenue and an opportunity for theft (damage) & squatters (damage).
