This reminds me of what Grand Cardone discusses with buying multi-unit apartment complexes. This concept certainly makes sense when you think about the fact that all apartments will need bathrooms and kitchens which are two of the most expensive areas of a property and really add on to the overall bill. Also, it is likely a matter of efficiency as the builders are able to more efficiently build out these bigger apartments and ultimately the time savings ensures the labour costs are less for the end buyer. My parents have an apartment building in St. Louis and they have also mentioned this concept of the cost/benefit if multi-unit buildings. True story at one point in time my dad actually owned several of these buildings in St. Louis at one time in the early 1980's, and the back story of that is quite interesting.
