@chrisbarry9345 Land value tax would be better. It would force them to lower rents so that they always occupants in order to pay the tax, it'll force them to build denser, and it would force them to actually use the properties they own instead of just letting them stay empty at luxury prices.

@lalak2157 Land value tax replaces property taxes, along with most other taxes like income tax, sales tax, and VAT. The point is to tax land instead of property because the overwhelming majority of a property's value comes from its location, yet we don't tax the land. We tax the property according to its condition, so the poor are inventive to live in poorer conditions in order to avoid being taxed more if their property was in livable condition. It's a regressive tax. I highly recommend you watch BritMonkey's video on Georgism.

@minotaurmikeftwmike7712 Density doesn't mean that you don't get a yard. What it means it that the front and backyards aren't so oversized and manicured.

Rent control is a bad idea. If you cap the rent, the landlords will just convert the houses into mansions as a loophole to dodge the rent cap. This is what happened to San Francisco back in the 90's.

@dozzer009 Yes, I did. But you can't blame the housing crisis on just one thing. Our zoning laws are the biggest contributor because they create artificial scarcity.

This video completely ignores the fact that our zoning laws and parking minimums create artificial housing scarcity. It assumes that a single family home is the only type of home that exists. We need more missing middle housing.
