  2. I have bought and sold (not rented) five properties since 1981. Now retired I pay neither rent nor mortgage. The problem with renting is this. If you are not disciplined and do not invest for capital growth, on retirement you will have your pension as your only source of income. Ever increasing rent will still be due until the day you die. On the other hand, mortgage repayments become more affordable in real terms thanks to inflation and once your final payment is paid you own the property outright - no mortgage repayments and no rent to pay. Here in the UK, there are many cases where renters who are now retiring are finding it increasingly difficult to afford their rent on their now reduced income (pension). Many are being forced by circumstance to find alternative sources of income.
