  1. Institutional all cash buyers are almost always actually borrowers themselves who are also paying back a loan. The difference is they obtain a loan for a certain amount upfront, and get the cash upfront They then pay "all cash" for properties, and their loan is to the person gave them they cash BEFORE buying. Credit is tightening and these kinds of money lending deals will dry up and already are. The tightest credit squeeze so far is in commercial lending.

  2.  @nomad7540  I didn't say none of the purchases are truly all cash, but most of the "all cash" purchases are not. Most are people (institutions) who are also affected by the overall credit and interest rate environment.
