  3. Rents very obviously aren't going to continue rising. They're going to fall just like last recession. There are already more than 10% of renters who aren't current on their rent now. (Normal is less than 3%.) Rents are not permanently sticky because many people aren't truly stuck having to rent from an overpriced landlord. They can live with family, a friend, or whatever, and pay some fair amount of rent. This is already starting to uptick (just like last recession.) Rents WILL fall. Watch.
