  2. boomers are aging and for a host of reasons, many of them are not going to continue holding onto their homes as much as long as they think... in the future, of course, is what I'm referring to.

  3. Tired of all the articles talking about interest rates. You're absolutely right that people don't move because of interest rates. There are always other reasons, life reasons. People might buy because of interest rates, but selling isn't determined by interest rates, not in the long term anyway.... maybe for a matter of months / less than a year. But eventually life catches up.
