I called it. Bought my land in 2013, right after the bottom fell out of the market after the 08-09 fiasco. This happened several times since the late 70s. We are sitting in a bubble again, and its gonna pop. If you bought during the last 5 years, you are going to be upside down for ten years at least. Hope you like living there and can make the payments. 43% servicing debt is wild. I made sure my debt payments never got over 20% of my total income, so I could live and do things. Back in the 90s the bank approved me for nearly $200k for a house, which was silly because I was earning about $2000-$3000 a month working a ton of OT. I bought a $37k house, and I was able to pay the mortgage and all our bills with my first weekly paycheck.
The ex taking off and getting 71% of my before tax income was why I lost that old small house. The ex's brother also was allowed to move in my the MIL and he tore the hell out of it, then took all my appliances while I was in the USAF. The MIL said the AF was paying for my housing and food so the brother in law could live in my house without paying rent. They just couldn't understand why I was so massively upset. Just another leech on me. I am so glad to be done with that family, they aren't real bright. I had no idea until after my first kid was on the way. Makes me wonder if the kid is mine...
Living within your means.. thats what I do. Just because you can do something doesn't mean you should. Give it a year or two, maybe the end of the current admin, and see what housing costs. You not being able to afford a house for the last 8 years has been beneficial to you, because you are not stuck with massive debt and no way out of it. I am debt free, and have been since 2021.
