  1. Foreign real estate does not produce higher returns than the US market. Even unleaveraged real estate in the US produced more than the 5-6% return people talk about in Montenegro or Tblisi. When you factor in ultra low interest fixed debt only available in the US, generous tax incentives, A 20% CAGR for US real estate is disappointing and I'm seeing closer to a 30% IRR low term for my rentals and passive real estate investments in the US. I dislike the social US issues with a passion but the risk-adjusted returns in the US are top in the world. A guy who sold his US real estate and resigned his passport is incentived to tell you US real estate has low returns.

  2.  @godisgreat8719  All 5 of my tenants are paying early, and my $1.5M in passive private placement real estate is returning 25% IRR+. Will never see those returns in Tblisi or KL.
