Johnny if that's really you I'm a big fan. I have been giving the marriage thing a lot of consideration and as a mid-30s single financially free, M.D., I have decided to settle in Taiwan or Japan to have my family. Happy to discuss. First, traveling to a bunch of countries. As you mentioned, the US is not a place to get married. It's not even the marriage laws that are the problem, it's a lack of women who are good girlfriends.

Malaysia has had multiple totalitarian military lockdowns over the last 1.5 yrs. Andrew promotes KL Malaysia. Do your research and make sure the countries you think are free actually are. I'm not a fan of the US, and haven't lived there since medical school, but US is a lot more free than a lot of the places Andrew promotes. I own all my cash-flowing real estate in the US and have legally paid $0 on my real estate income. Do your own research.

@tjblackmore7863 Not nearly like Malaysia. I'm speaking from an asset protection/quality of women/environment and culture to raise children in standpoint.

@tjblackmore7863 Well said man. I have heard very good things about Mexico. I am fortunate enough to have built a nice passive cash flowing real estate business. I still have 1.5 years in my service commitment. After which, I'll be going around the whole world. Will document it on this channel too. "Rent where you live, buy where others pay your mortgage for you" is my motto.

@tjblackmore7863 The older I get, the less "stuff" I want. This is the mindset shift you have after traveling enough, learning other cultures and languages, meditation, and making a bit of money.

@tjblackmore7863 I have legally paid $0 on my US real estate income (due mainly to phantom depreciation). Don't forget profiting from inflation as your tenant pays off your fixed rate loan. When selling use a 1031 exchange to again pay $0 tax. These days I have a handful of rentals but invest in workforce large apartments, self storage, mobile home parks and ATMs passively (assets that do well in recessions)

@tjblackmore7863 I think Andrew significantly oversells the idea of investing in overseas real estate. He fails to mention that the US has the best financing terms and best tax incentives in the world for real estate investors. Since he expatriated / he doesn't own any US real estate anymore there is definitely a bias. He's probably never talked to a US-based lender or accountant to realize these significant advantages. Buying cash makes sense for a personal residence but as an investment in 2% interest rate environment is absolutely silly.

@tjblackmore7863 I actually do own some agriculture. I will buy condos in Osaka and Montenegro but not because I think they are good investments. More for lifestyle. You can never beat the 30-year fixed low interest loan, stable rent growth, and tax incentives of US real estate.

@tjblackmore7863 I've been outside of the continental US for 10 years and have grown my US real estate portfolio to a nice 7 figures in equity. Now invest exclusively passively in private placements (real estate syndications)
