@collinlee5927 .08 is pretty much the national average.

The Red Zones also excluded "low class whites". So it was kind of inclusive. We are making some progress locally. Not so much in seeing true mixed use (1) but in some mixture of single and mult iunit housing. The multi unit is usually side by side or upper and lower duplex. In fact we have older areas that feature large numbers of upper and lower unit duplexes that were built as multi generational homes. 1) We had large numbers of local bakeries, grocery stores, butcher shops and pharmacies at one time. Then the supermarkets came in and slowly one by one the small independents went under. They simply could not compete in terms of cost and product choice. We had an IGA store a block from the house, phamacies 3 or 6 blocks. Real city blocks not the 500 meter monsters now. And 3 bakeries with in 6 blocks. This was in a R1 zoned area. Plus parks no mater what part of the city were never more than 3 blocks away. Most of which were big enough to allow kids to play baseball.
